3 Stones Custom Homes provides high quality start-to-finish design, budget development, and construction services on residential
projects of every scale. At all times we have our clients' best interests at heart - with integrity and transparency as our core values.
Who we are
3 Stones Custom Homes was co-founded in 2010 by Chris Lawrence, licensed carpenter/contractor, and Bill Crilly, P. Eng. (structural).
Chris draws upon his more than 25 years of construction experience to effectively manage project delivery.
Bill has held a professional engineering license for the past 25 years and is responsible for structural design and coordinating project administration.
Together, with their team of accomplished tradespeople, they bring a unique combination of skills and knowledge to every renovation project.

We have extensively renovated over 50 homes in downtown Toronto on behalf of our clients or as recreate/resell investments for 3 Stones. The following is a small sample of our work.
Rathnelly Republic
3 Stones provided a top to bottom renovation across 4 levels for a young family wanting to create a more open, livable space. 3 Stones provided structural design, and project development consultation, and all construction services in close coordination with the homeowners interior designer to breathe new life into this century home. The project included lowering the basement for a new family room, 4 beds, 5 baths, a 3rd floor master retreat with his/hers walk-ins and a roof top deck.
Leslieville
3 Stones worked with the homeowners and their designer to develop permit drawings and a streamlined budget for their extensive main floor renovation. The project included a refresh of the front living room and dining room, a complete renovation of the kitchen, pantry, sunken family room. Extra space was created by converting a portion of the existing adjoining garage into a new mudroom entry way and three-piece bathroom.
Little Italy - Euclid 2
3 Stones purchased this home as a dilapidated rental property and fully transformed it into a stunning 6 bedroom, 4 bath single family dwelling, that included a 2 bedroom basement suite.  The design focused on opening the floor plan to greatly enhance natural light, flow, and function over all 4 levels. The project was featured in the Globe & Mail’s home of the week
Dufferin Grove
3 Stones worked closely with the homeowners to develop a design for their vision of a complete refresh of their grand Edwardian semi. The project included new skylights/windows, hardwood and tile flooring, trim and doors, 2nd floor bathroom and 3rd floor master bath with updated HVAC, plumbing and electrical systems over 3 levels.
Little Italy - Euclid 1
3 Stones converted this tired rental property into a gleaming, residential showpiece in just under 7 months. The renovations included an open concept main floor, 3 large beds and 2 baths on the 2nd and a 3rd floor expansion for a master retreat complete with his/hers walk-ins, 4 piece master bath, and an elevated deck. The basement featured a nanny suite with full kitchen and laundry. The project was featured in the Globe & Mail’s home of the week.

We provide start-to-finish design and construction services on every size of project. Our company has purchased, renovated, and sold many homes in downtown Toronto therefore, we understand the importance of a renovation dollar when adding value to your home. By focusing on the 3 'corner stones' of project execution: quality, cost, and schedule we consistently deliver to our client's exacting expectations.

One of the offerings that sets 3 Stones apart from other builders is our 'open-book project delivery' service. By providing a comprehensive open-book project delivery, our clients have full visibility on budget development and actual cost tracking throughout their project enabling informed decision making to customize their final design decisions. We conduct bi-weekly site progress meetings, deliver weekly progress reports and bi-weekly budget vs. actuals cost updates to provide full visibility.

Project Planning
We work with you to define and refine your project through design and scope development discussions supported by a fully transparent budgeting process. Certainties on project delivery are provided through a comprehensive construction schedule, design/permit drawings, and detailed estimates.
